Street Creep Damage Repair

Bix Basement Systems offers street creep repair for homeowners in the Peoria, IL, Bloomington, IL, Quincy, IL, Fort Madison, IA, Hannibal, MO areas. Street creep is a condition which occurs as a result of the movement, shifting, or expansion of concrete streets. Much like an earthquake, it’s difficult to predict when or if this problem will occur on a home. The pressure caused from street creep can lead to cracked foundations, driveways, and other concrete surfaces. We will be able to monitor and repair your street creep damages.

What Causes Street Creep Damage?

A lot of homeowners call us and ask,”What causes street creep damage?” Street creep is a common concrete problem which is brought on by the pressure exerted by shifting and expanding concrete streets. Concrete naturally expands when it’s warm and shrinks when it’s cold. Over time, this process can cause a lot of pressure to be applied on your sidewalk, driveway, and even your home’s foundation. Damage from street creep is hard to notice since it develops so slowly. However, if you feel like there could be a problem with this concrete issue, you need to get in touch with us ASAP so we can take care of it before it worsens.

Repairing Street Creep

When it comes to repairing street creep on IL, IA, and MO homes, we can install the GeoLock™ Wall Anchor System. This street creep repair system will be able to take care of this concrete problem once and for all. It will be able to permanently stop street creep from worsening over time on your foundation.

Please take a look at the street creep repair process below to find out more about what will happen when you choose us for the job:

1. Cut Expansion Joints in the Driveway

Street Creep RepairIn order to protect against future expansion damage at your IL, IA, or MO home, we will start the repair process by cutting new expansion joints in the driveway.

These new expansion joints will provide extra expansion and contraction space to stop the street creep cycle once and for all. We will be sure that all concrete and debris is cleared away from your driveway.

2. Filling Expansion Joints

Street Creep RepairThe expansion joints will be filled with a resilient foam backer rod that will expand and contract naturally with the surrounding concrete.

A polyurethane sealant will prevent sand, gravel, and other debris from getting into the expansion joint.

3. Creating Access Points in the Garage Slab

Street Creep RepairFoundation walls are often damaged as a result of street creep. Wall anchors can be installed to help restore and strengthen these walls. A soil access point is needed at each wall anchor location. Using a concrete saw, we will make a square cutout in the garage slab for each soil access point. We will be sure to clean up the work area after this process.

4. Drilling Earth Anchor Holes

Street Creep RepairA plastic liner is placed on the ground around each concrete slab cutout. The liner will keep your garage floor clean while we drill holes where the wall anchors will be installed. All excavated dirt will be saved so we can place it back in the holes when the job is finished.

5. Preparing The Basement Wall

Street Creep RepairFoundation wall anchors call for a tiny hole to be drilled in your foundation wall for each anchor’s steel rod to pass through.

After the holes have been drilled, the steel rods are pushed through the dirt to meet up with the earth anchor holes.

6. Attaching Earth Anchors

Street Creep RepairA strong, durable steel wall anchor is connected to the rod that was driven through your basement wall. Holes will then be filled with the excavated soil and covered with poured concrete to make the driveway look the way it used to.

7. Installing Wall Anchor Plates

Street Creep RepairInside your basement, a steel wall anchor plate fits over the protruding steel rods. We will tighten a nut on the rod’s treaded end to apply pressure against the foundation wall. The wall plate helps to distribute this clamping pressure.

Once installed, your wall anchor system will be able to permanently stop the inward movement of your basement walls from clay soils.

8. Straightening Walls

Once the wall anchor system has been installed, we may need to tighten the nut on each rod over time.

The GeoLock™ Street Creep System

Geo LockThe street creep system we install will be able to stop further damage caused from this concrete phenomena. What It Does:

Street creep is a problem that is brought on by thermal expansion and contraction of concrete surfaces around a home. This could include your sidewalk, driveway, patio, porch, garage floor, or even your basement floor. As a concrete street expands and applies pressure against a driveway with inadequate expansion joints, the driveway will be pushed into the garage floor slab or your foundation, which in turn will cause some serious damage. The GeoLock™ Street Creep Repair System will protect against future damage with new expansion joints in your concrete driveway. Steel wall anchor systems will help to stabilize your foundation walls, permanently.
